I will do relatively simple, low budget jobs only. Please note that just because a skill is listed on the resume above does not necessarily mean I would use the skill while working as a sole proprietor. Usually I would scope out the job, send an estimate, and then complete the job if the estimate is approved. An "allowable" system may be implemented if desired which would allow me to just fix the problem without doing paperwork first so long as the cost doesn't exceed an agreed upon number.
As a W4 employee, I use a custom Quality Management System (QMS) for turns. The job of the QMS is to define exactly what is meant by "quality" to provide tools to achieve that level of quality consistently and efficiently, and to ensure that precise level of quality is actually being achieved. This means its very rare for a new resident to move in and find problems inside their home that I could have reasonably fixed during the turn. This would apply to work I would do as a sole proprietor.
When I am on-call for emergency maintenance as a W4 employee, I want my residents to feel like calling that maintenance emergency number is the same as calling 911: if you call that number because something isn't okay, someone will answer by the second ring, that person will know what to do, and someone will be there and will solve your problem very quickly with utmost professionalism and competence. I may be able to do the same thing as a sole proprietor through a contract.
